Staten Island renovation contractors for kitchens, baths, basements, decks and additions in flood-zone and hillside homes. 2026 costs and a free estimate.
Staten Island renovation is a different job than Manhattan or Brooklyn renovation. Most homes here are detached or attached houses, not apartments. There are fewer co-op boards and more lot lines, basements, decks, driveways and flood maps. The same professionals who would spend three months coordinating a freight elevator elsewhere spend those weeks on this island on foundation drainage, framing and permit filings. This guide explains how Staten Island renovation works, what it costs in 2026, and what to check before you hire.
All figures are typical 2026 planning ranges as of October 2026, not quotes. Building rules, access, finishes, hazmat and scope move prices, and a written, itemized quote governs.
The island has a wide range of house types, and each one comes with typical renovation opportunities and typical problems.
| House type | Common features | Typical renovation themes |
|---|---|---|
| Ranch | One floor, wide footprint, attached garage | Open the kitchen, add a rear addition, finish the basement |
| Cape Cod | Story-and-a-half, steep roof, small upstairs rooms | Dormers for headroom, bathroom additions, kitchen expansion |
| Split-level | Half-flights, multiple small floors | Open stairs, rework flow between levels, finish the lower level |
| Detached Victorian | Wood frame, tall ceilings, old systems | Rewiring, plumbing, insulation, porch rebuilds |
| Attached townhouse | Shared walls, association rules | Interior updates, deck, finished lower level |
| Two-family | Separate units, shared systems | Unit turnovers, basement conversion, exterior repairs |
Take a split-level as an example. It has small rooms on staggered levels, and removing a wall can affect framing for two floors at once. A ranch, in contrast, usually has easier structural paths and room to grow outward. A Cape Cod's low upstairs ceilings make dormers one of the most effective value moves available. The right plan starts with understanding what your house type allows.
Here are typical 2026 planning ranges for New York metro renovation work.
| Project | Typical 2026 planning range | Typical duration once work starts |
|---|---|---|
| Kitchen remodel | $25,000 - $85,000+ | 6 - 12 weeks |
| Full bathroom renovation | $30,000 - $60,000+ | 3 - 6 weeks |
| Cosmetic whole-home refresh | $100 - $250 per sq ft | varies |
| Mid-level renovation with kitchen and bath | $200 - $400 per sq ft | varies |
| Full gut renovation | $250 - $500+ per sq ft | several months incl. approvals |
| Selective demolition and haul-away | $8 - $30 per sq ft | days to weeks |
Design, engineering and expediting fees often add about 15 to 25 percent. Decks, additions and basements do not have a single range because size, height, footings and finishes vary so much; a written quote is the only reliable number.

Staten Island has more shoreline per resident than any other borough, and some parcels sit in FEMA flood zones. Parts of Tottenville, Prince's Bay, Great Kills and other waterfront and low-lying areas have pockets of flood risk. If your property is in such a zone, renovation rules can change.
The exact requirements depend on your parcel and the scope. Verify them with the Department of Buildings and your design professional before you plan a basement or ground-floor project. The NYC Construction Codes page lists the code books DOB uses.
Todt Hill, Dongan Hills and other central parts of the island include steep or wooded lots. Some areas of Staten Island have special natural-area or hillside regulations that can affect additions, grading, tree removal and drainage. Ask your architect to check zoning and special-district overlays early, because a lot may allow less building than it appears to.
Staten Island basements can see water from high water tables, poor grading and failed foundation waterproofing. A finished basement should only follow a drainage fix, not precede it.
Kitchens and bathrooms are the most requested remodels on the island, and in a house they are easier than in a high-rise because access is simpler and there is no freight elevator. They still involve real trades.
A typical kitchen scope includes demolition, framing changes, rough plumbing and electrical, drywall, flooring, cabinets, counters, backsplash, fixtures and paint. Costs from $25,000 to $85,000 plus reflect cabinet quality, countertop material, appliance package and whether walls or gas lines move. Local Law 102 of 2025 requires residential gas detectors near gas-fed appliances from January 1, 2027, so ask your contractor how that affects a gas range or dryer. Our kitchen remodeling page covers scope and options.
A full bathroom at $30,000 to $60,000 plus typically includes a new tub or shower, vanity, toilet, tile, waterproofing, ventilation and lighting. Waterproofing is the line item homeowners underestimate, and it is the one that prevents leaks into the ceiling below. Waterproofing membrane systems add roughly $3 to $10 per square foot. See our bathroom remodeling page and the tile installation guide for detail.
This is where Staten Island projects differ most from the other boroughs.
Basements in New Dorp, Great Kills, Dongan Hills and elsewhere are big. A finished basement can add a family room, office, guest suite or play area. Moisture control, ceiling height, egress, electrical load and heat all matter. DOB began accepting cellar accessory dwelling unit applications for one- and two-family homes in April 2026, but eligibility depends on the lot and building, so confirm before planning rental income.
A deck is a structure: footings, posts, beams, joists, ledger connections, decking, railings and stairs. Cost varies widely with size, height, materials and railings. Pressure-treated wood, cedar, composite and PVC each carry different price and maintenance profiles. Decks attached to a house or above a certain height or size generally require DOB review, so check before you build. Rotted or poorly attached ledgers are a frequent cause of deck failures.
Rear and side additions, second-story extensions and dormers expand space on existing lots. They require zoning review for lot coverage, height and setbacks, plans filed by a registered architect or professional engineer through DOB NOW: Build, and structural framing designed to code. Our additions and remodeling page shows how we manage the process.
The process on the island is the same city process as anywhere else in New York, with house-specific wrinkles.
Other rules:
Our permit questions page gives a quick first check, and the full permits guide walks through filings.
Gut renovations happen when a house has outlived its systems. Older homes in Port Richmond, West Brighton, Stapleton and Mariners Harbor often have knob-and-tube or aluminum wiring, galvanized supply lines, cast-iron drains and layouts that no longer fit how people live. A gut strips the interior to the framing and rebuilds with new plumbing, electrical, insulation, drywall, flooring and finishes.
Before demolition, test for hazardous materials. Pre-1978 paint is presumed lead until tested, and suspect asbestos in old flooring, siding or pipe wrap requires a survey and certified abatement if present. The EPA's asbestos page gives an overview. Tile cutting and demolition dust fall under the OSHA silica standard.
The gut sequence runs: hazmat testing, demolition, framing, rough plumbing and electrical, inspections, insulation, drywall, tile, flooring, cabinets, trim and paint. Rushing this order creates the costliest mistakes. For the full process, read our gut renovation guide.
N.Y. Renovation Services is based at 1 Teleport Dr on Staten Island, so we know the island's housing, its flood maps and its permit offices as neighbors do. We are a fully licensed and insured design-and-build firm, from blueprints to the final coat of paint.
Here is what that means for a homeowner:
The alternative is to hire the plumber, electrician, tile setter and carpenter separately and manage them yourself. That can work for a small repair, but for kitchens, baths, additions and gut work it often ends in missed inspections, finger-pointing between trades and waterproofing gaps that surface a year later. Our contractor hiring checklist lists the questions to ask any bidder.
Every project follows the same backbone.
Request a written, itemized quote at any point and we will show how these steps apply to your house.
We renovate across the island. The ZIP codes we serve, with local notes:
Local conditions change the work. On the North Shore, older wood-frame houses call for rewiring and plumbing upgrades. Hillside Todt Hill needs careful access and drainage planning. Waterfront Tottenville, Prince's Bay and Great Kills raise flood-zone questions. Townhouse communities in New Springville and Annadale may have association approvals and insurance requirements.
You do not need final drawings to begin. Here is what we recommend.
