Choosing the right topic on the form

The "What is this about?" menu on the form helps us send your message to the right person.

  • Request a renovation quote. Choose this for a new project. You will get a prompt to share the scope, building type and rough timeline.
  • Discuss an existing project. Choose this if you already have a contract or schedule with us.
  • Property management. Choose this if you manage a building, a portfolio or rental units and want ongoing repair, repainting or turnover work.
  • Partnership or referral. Choose this if you are an architect, designer, engineer, expediter, broker or other professional who wants to work together.
  • General question. Choose this for anything else, such as service areas, process or what a particular trade involves.

2What to Prepare Before You Contact Us

You do not need perfect drawings to call. A rough picture of the job is enough. These items make the first conversation more useful.

  1. Address and building type. Brownstone, walk-up, co-op, condo, detached house, two-family or loft. Building type decides who has to approve the work.
  2. A description of the work. "New kitchen, same layout" and "gut the whole apartment" are very different jobs. Mention anything you must keep, such as a window, a wall or a floor.
  3. Photos and measurements. A handful of phone photos per room and rough dimensions help us understand access, condition and scale.
  4. Building documents. If you live in a co-op or condo, send the alteration agreement, work-hour rules and insurance requirements. If your building is in a landmark district, say so.
  5. Timeline. Do you have a move-in date, a lease deadline or a seasonal reason to start? Tell us. We will say plainly whether it looks realistic.
  6. Budget range. You do not have to share it, but it helps us suggest the right level of finish and avoid designing past your limit.
  7. Prior work. Old permits, plans or reports on hazardous materials save time.

If you are not sure what to include, call and we will ask.

Take photos of the electrical panel, the water shut-offs, the freight elevator or stairs, and any areas with stains or cracks. They answer questions early.

3What Happens After You Reach Out

We try to make the first steps predictable. Here is the usual flow for a renovation inquiry.

  1. We listen. A member of our team reviews your message or takes your call, asks about goals and constraints, and tells you honestly whether we are the right fit.
  2. We schedule a walkthrough. We visit the space, check access and conditions, and measure what matters. For some projects, a photo review comes first.
  3. We flag the rules. Building type, landmark status, board requirements, hazardous materials and permits are discussed up front. We handle permitting and co-op or condo paperwork when you ask us to.
  4. We write it down. You receive a detailed, itemized proposal. Our pricing is transparent, with no hidden fees, so you can compare it against any other bid.
  5. You decide. If you proceed, we coordinate design, approvals and scheduling. Our in-house design-and-build team carries the project from blueprints to the final coat of paint.

We are fully licensed and insured, and we donate 5 percent of total project cost to a nonprofit chosen by you. That is a commitment, not a marketing slogan. We just like to say it once and then let the work speak.

4Questions We Hear Most Before a Project Starts

Do I need an architect before I call you?

Not necessarily. Some projects, such as repainting or replacing floors without changing layout, do not require one. Alterations that move plumbing, walls, gas lines or electrical generally do, because the Department of Buildings requires filings through DOB NOW: Build by a New York State-registered Design Professional, meaning a Registered Architect or licensed Professional Engineer. We can work with yours or coordinate the process with you. The DOB explains its rules on its permit information page.

How do I know whether my project needs a permit?

Start with our permit checker and the 2026 permit guide. Then call us. As a rule of thumb, cosmetic work usually does not need a DOB permit, while changes to plumbing, structure or egress usually do. Your building may have rules even when the city does not.

What will it cost?

Prices depend on scope, access and finishes. As of October 2026, typical NYC planning ranges include roughly $30,000 to $60,000 or more for a full bathroom, $25,000 to $85,000 or more for a kitchen, and $250 to $500 or more per square foot for a full gut renovation. Those are planning ranges, not quotes. Our cost guide explains the details, and the written estimate is what sets the number.

How long will it take?

Typical timelines are 3 to 6 weeks for a bathroom, 6 to 12 weeks for a kitchen, and 4 to 9 months for a full apartment gut including approvals. The renovation timeline planner lets you test different scenarios.

Can I ask for references or credentials?

Yes, you should. In New York City, residential remodeling work generally requires a Home Improvement Contractor license from the Department of Consumer and Worker Protection, and you can review the requirements on the city's license checklist. Ask any contractor for license and insurance details before you sign, and read the full list in our hiring checklist.

5Existing Customers: How to Reach Us About Your Project

If you already have a proposal or an active project with us, a few details help us help you faster.

  • Your name as it appears on the proposal
  • The project address
  • A short summary of the question, such as schedule, selections, scope change or building paperwork
  • Photos if you are reporting an issue

Use the form and choose "Discuss an existing project," or call or text (347) 455-1741 during office hours. For anything urgent on site, such as water, power or building access, call rather than writing.

Scope changes

Changes happen. Tile gets swapped, a closet gets added, an inspector asks for something. We handle changes in writing so that price and schedule effects are clear before work proceeds. That is better for you and better for the project.

6Property Managers, Landlords and Building Teams

Managing a building means juggling tenants, boards, inspections and budgets. Our property management and maintenance services are intended for exactly that rhythm.

Common requests from building teams include:

  • Apartment turnovers, including patching, skim coating, painting and floor refinishing between tenants
  • Repainting programs. NYC's Housing Maintenance Code requires owners of multiple dwellings to repaint apartments every three years and between tenancies, as the Department of Housing Preservation and Development explains on its website.
  • Bathroom and kitchen refreshes that keep rental units competitive
  • Post-construction cleaning to prepare finished units for occupancy
  • Exterior repairs and repainting for small multifamily buildings

Choose "Property management" on the form and tell us how many units, which buildings and what schedule you need. We will tell you what we can take on, in what order, and how we would document the work for your records.

7Architects, Designers, Brokers and Referral Partners

Some of our best working relationships begin with another professional. If you are an architect, interior designer, engineer, expediter, real estate broker or property manager, select "Partnership or referral" and tell us about your practice.

What we offer collaborators:

  • A single accountable builder for design-and-build coordination
  • Clear, itemized pricing that is easy to share with your client
  • Familiarity with co-op and condo alteration processes
  • A willingness to work from your drawings and specifications

If a friend or past client sent you our way, mention that when you contact us.

8Where We Work and Our Home Base

Our office is at 1 Teleport Dr, Staten Island, NY 10311. From here we serve Manhattan, Brooklyn, Queens, the Bronx, Staten Island, Nassau County and western Suffolk on Long Island, and northern and central New Jersey within roughly a 50-minute drive of NYC. For farther locations, larger projects can be discussed by arrangement.

Every borough has a dedicated page that explains local rules and housing stock:

Whatever the address, you get the same approach: a licensed and insured team, in-house design-and-build, written itemized pricing, and a plan for approvals before demolition starts.

9Neighborhoods and ZIP Codes Near Our Home Base

Because we are headquartered on Staten Island, projects on the island are the closest to our office. Here are neighborhoods we serve there, with ZIP codes.

NeighborhoodZIP codesTypical housing

Port Richmond10302Older wood-frame homes, two-family
Mariners Harbor10303Two-family and attached homes

West Brighton10310Older wood-frame homes, two-family
Annadale and Eltingville10312Detached homes, townhouse complexes
Westerleigh, Bulls Head, New Springville10314Detached homes, townhouses, condos

On the island, waterfront parcels in places like Great Kills, Prince's Bay and Tottenville can fall in FEMA flood zones, so elevation and flood-resistant material rules may apply. Verify specifics with the DOB. Older wood-frame houses in Port Richmond and West Brighton often reveal framing and plumbing surprises once walls are opened.

10Why People Choose to Call Us First

Contact pages tend to promise a lot. Here is what you can actually expect.

  • A direct line. Call or text (347) 455-1741 during office hours and reach the team that handles your estimate.
  • Honest planning numbers. We share typical ranges, label them clearly as planning guidance, and then put real figures in writing.
  • Focus on the work that matters most. Gut renovation, tile, flooring, interior painting and exterior painting are the core of what we do, and kitchens and baths depend on all of them.
  • One team from plan to paint. In-house design and build means fewer handoffs.

11Service Outside New York City: Long Island and New Jersey

Rules change at the city line, and it helps to know how.

Long Island. Nassau and Suffolk counties require home improvement contractor licensing through county consumer affairs, and building permits come from the town, village or city building department, such as Garden City, Hempstead, Oyster Bay or Huntington. Check requirements with the municipality, and use the county sites, Nassau County or Suffolk County, as a starting point. See our Long Island renovation page.

New Jersey. Permits are issued by the local municipal construction office under the Uniform Construction Code, and New Jersey requires home improvement contractor registration with the Division of Consumer Affairs. See our New Jersey page.

When you contact us about a project outside the city, mention the town and zip code so we can point you to the right office.

Frequently Asked Questions

How do I contact N.Y. Renovation Services?
Call or text (347) 455-1741, Monday to Saturday from 8:00 AM to 5:00 PM, or fill out the contact form on this page. The office is at 1 Teleport Dr, Staten Island, NY 10311. For a priced estimate, the quote request form is the fastest route.
Is the estimate really free?
Yes. We offer a free estimate for renovation projects. We review your goals, the space and your building's rules, then provide a written, itemized proposal. The proposal is the price; any rough ranges we mention in conversation are planning guidance only.
What should I have ready before I call?
Your address and building type, a short description of the work, a few photos, rough room sizes, and any co-op, condo or landlord alteration rules. Also know your target timeline and whether the building limits work hours. None of it is mandatory, but it speeds up an accurate first conversation.
How soon will someone get back to me?
Calls and texts are answered during office hours, Monday to Saturday, 8:00 AM to 5:00 PM, and we are closed Sundays. Form submissions are reviewed during those hours as well. If your project is time-sensitive, calling is the most direct way to start.
Do you work outside New York City?
Yes. We serve Manhattan, Brooklyn, Queens, the Bronx, Staten Island, Nassau County and western Suffolk on Long Island, and northern and central New Jersey roughly within a 50-minute drive of NYC. Farther larger projects are considered by arrangement.
Can I use this page if I already have a project with you?
Yes. Choose "Discuss an existing project" on the form, or call. Include your address and the name you used on the proposal so we can find your file quickly, and tell us what you need, such as a schedule update or a change to the scope.
Does my project need a permit before I contact you?
No. You can contact us first. Most alteration work in New York City needs a Department of Buildings permit, and we help you figure out what applies to your scope. Cosmetic work like painting generally does not need a DOB permit, but building rules may still apply.
