1The Service Area at a Glance

N.Y. Renovation Services works from Staten Island and covers a wide arc around the city. Different regions mean different permitting offices, different building types and different access problems, so the same project can look very different depending on its address.

2Manhattan: Co-ops, Condos, Townhouses and Landmarks

In Manhattan, the building often matters more than the apartment. Most projects start with a board package, an alteration agreement and a certificate of insurance, and the work window can be as narrow as 9 AM to 5 PM on weekdays. Freight elevators must be reserved, and debris has to be carried out on the building's schedule.

Housing stock splits into pre-war co-ops with plaster walls and original plumbing stacks, post-war and new condos with strict loading rules, and townhouses and walk-ups with narrow stairways and small footprints. Landmark districts such as parts of the Village, SoHo, Gramercy and the Upper East Side add Landmarks Preservation Commission review for exterior work and sometimes more.

ZIP codes we serve in Manhattan include Tribeca 10013 and 10007; SoHo 10012 and 10013; Greenwich Village 10011, 10012 and 10014; West Village 10014 and 10011; Chelsea 10001 and 10011; East Village 10003 and 10009; Lower East Side 10002; Financial District 10004, 10005, 10006 and 10038; Battery Park City 10280 and 10282; Gramercy 10010 and 10003; Murray Hill 10016; Midtown 10017, 10018, 10019, 10022 and 10036; Upper West Side 10023, 10024 and 10025; Upper East Side 10021, 10028, 10065, 10075 and 10128; Harlem 10026, 10027, 10030, 10037 and 10039; East Harlem 10029 and 10035; Washington Heights 10032, 10033 and 10040; and Inwood 10034 and 10040.

See our Manhattan renovation services page for apartment and brownstone specifics.

3Brooklyn: Brownstones, Row Houses and Waterfront Lofts

Brooklyn work is dominated by one- to four-family buildings, which means owners often decide quickly but face their own surprises: lath-and-plaster, original wood floors under layers of finish, aging boilers and, in many pre-war houses, lead paint. Neighborhoods like Park Slope, Cobble Hill, Brooklyn Heights, Boerum Hill, Fort Greene, Clinton Hill and parts of Bed-Stuy fall into historic districts where exterior changes go through the LPC.

Waterfront areas such as Red Hook, Gowanus, Sheepshead Bay and Canarsie include FEMA flood-zone parcels, where elevation and flood-resistant material rules may apply. Verify with DOB or your municipality.

Brooklyn ZIP codes we serve include Park Slope 11215 and 11217; Williamsburg 11211, 11249 and 11206; DUMBO 11201; Brooklyn Heights 11201; Cobble Hill 11201 and 11231; Boerum Hill 11201 and 11217; Carroll Gardens 11231; Red Hook 11231; Gowanus 11215, 11217 and 11231; Greenpoint 11222; Bushwick 11206, 11221 and 11237; Bed-Stuy 11205, 11206, 11216, 11221, 11233 and 11238; Crown Heights 11213, 11216, 11225 and 11238; Prospect Heights 11238; Fort Greene 11205 and 11217; Clinton Hill 11205 and 11238; Prospect Lefferts Gardens 11225; Flatbush 11226 and 11210; Ditmas Park 11226; Windsor Terrace 11218; Sunset Park 11220 and 11232; Bay Ridge 11209 and 11220; Dyker Heights 11228; Bensonhurst 11204 and 11214; Borough Park 11219 and 11204; Midwood 11230; Sheepshead Bay 11235; Marine Park 11234; and Canarsie 11236. See Brooklyn renovation services for details.

4Queens: The Widest Mix of Housing in the City

Queens swings from high-rise condos in Long Island City and Flushing to garden co-ops in Jackson Heights and Forest Hills, Tudor and colonial homes in Douglaston and Jamaica Estates, and Victorian wood-frame two-families in Woodhaven and Richmond Hill. The scope of work varies as much as the housing: basement finishing and two-family conversions in the east and south, loft-style and condo interiors along the western waterfront.

Historic districts here are smaller and more specific, such as Jackson Heights, Sunnyside Gardens, Ridgewood and Douglaston, but they matter when exterior work is involved. Coastal neighborhoods including Howard Beach, Far Rockaway and Rockaway Beach sit in flood zones, so elevation and flood-resistant material rules may apply.

Queens ZIP codes we serve include Astoria 11102, 11103, 11105 and 11106; Long Island City 11101 and 11109; Sunnyside 11104; Woodside 11377; Jackson Heights 11372; Elmhurst 11373; Corona 11368; Flushing 11354, 11355 and 11358; College Point 11356; Whitestone 11357; Bayside 11361 and 11364; Douglaston 11363; Little Neck 11362; Fresh Meadows 11365 and 11366; Forest Hills 11375; Rego Park 11374; Kew Gardens 11415; Ridgewood 11385; Maspeth 11378; Middle Village 11379; Glendale 11385; Woodhaven 11421; Richmond Hill 11418 and 11419; Ozone Park 11417; Howard Beach 11414; Jamaica 11432, 11433 and 11435; Jamaica Estates 11432; Queens Village 11428 and 11429; Far Rockaway 11691; and Rockaway Beach 11693 and 11694. 5The Bronx: Pre-War Apartments, Hillside Homes and Large Co-op Complexes

The Bronx is two markets. In Riverdale, Kingsbridge, Fordham, Norwood and along the Grand Concourse, pre-war apartment buildings dominate, with board approvals, plaster walls and older plumbing. In Woodlawn, Wakefield, Throggs Neck, Pelham Bay and Morris Park, detached and two-family homes are the norm, with basements, additions and older systems.

Large-scale complexes such as Co-op City and Parkchester have their own shareholder alteration rules and approval processes, which we plan around before a schedule is promised. City Island and Throggs Neck have waterfront parcels with flood considerations.

Bronx ZIP codes we serve include Riverdale 10463 and 10471; Fieldston 10471; Kingsbridge 10463; Fordham 10458; Norwood 10467; Woodlawn 10470; Wakefield 10466; Pelham Bay 10461 and 10465; Throggs Neck 10465; City Island 10464; Morris Park 10462; Parkchester 10462; Co-op City 10475; Mott Haven 10451, 10454 and 10455; and the Grand Concourse 10451 and 10452. 6Staten Island: Our Home Borough

Staten Island is where N.Y. Renovation Services is based, at 1 Teleport Dr, so jobs here are the closest to the shop and the easiest to inspect on short notice. Housing is mostly detached and semi-attached homes, older wood-frame two-families on the North Shore, townhouse communities in the mid-island and large hillside estates around Todt Hill.

Common projects include basement finishing, bathroom and kitchen remodeling, siding and exterior painting, and additions. Parcels near the water in Great Kills, Prince's Bay and Tottenville fall in flood zones. St. George has a historic district and ferry-adjacent apartments.

Staten Island ZIP codes we serve include St. George 10301; Stapleton 10304; Port Richmond 10302; Mariners Harbor 10303; West Brighton 10310; Westerleigh 10314; Bulls Head 10314; New Springville 10314; Todt Hill 10304; Dongan Hills 10304 and 10305; Rosebank 10305; New Dorp 10306; Great Kills 10308; Annadale 10312; Eltingville 10312; Prince's Bay 10309; and Tottenville 10307. See Staten Island renovation services.

7Long Island: Nassau County and Western Suffolk

Long Island means detached houses: capes, ranches, colonials, split-levels and Tudors. Projects tend to be larger in footprint and touch more of the building envelope: additions, dormers, finished basements, decks, siding and full exterior painting. Permits come from the town, village or city building department, such as Garden City, Hempstead, Oyster Bay or Huntington, and requirements differ by municipality. Nassau and Suffolk also require home improvement contractor licensing through county consumer affairs. Check county requirements and your municipality before you sign any contract.

South-shore communities such as Long Beach, Freeport, Merrick, Massapequa and Lindenhurst include canal-front and flood-zone parcels. North Shore towns like Great Neck, Manhasset, Port Washington and Roslyn bring large historic homes and waterfront considerations.

Nassau ZIP codes we serve include Long Beach 11561; Garden City 11530; Hempstead 11550; Mineola 11501; Floral Park 11001; Valley Stream 11580 and 11581; Rockville Centre 11570; Lynbrook 11563; Freeport 11520; Oceanside 11572; Baldwin 11510; Cedarhurst 11516; Hewlett 11557; Lawrence 11559; Woodmere 11598; Merrick 11566; Bellmore 11710; Wantagh 11793; Massapequa 11758; Levittown 11756; Hicksville 11801; Plainview 11803; Syosset 11791; Jericho 11753; Westbury 11590; New Hyde Park 11040; East Meadow 11554; Great Neck 11021, 11023 and 11024; Manhasset 11030; Port Washington 11050; Roslyn 11576; Glen Cove 11542; Sea Cliff 11579; Oyster Bay 11771; and Farmingdale 11735.

Smithtown 11787, Brookhaven 11719 and Southampton 11968 are taken by arrangement for larger projects. See Long Island renovation services.

8Nearby New Jersey

For northern and central New Jersey, we cover communities within roughly a 50-minute drive of NYC, from the Hudson waterfront to the Essex and Union county suburbs. The housing mix runs from Jersey City and Hoboken high-rises and brownstones to Montclair Victorians and Bergen County colonials.

Permits are issued by the local municipal construction office under the Uniform Construction Code, which is administered by the NJ Department of Community Affairs Division of Codes and Standards. Contractors must be registered as home improvement contractors with the NJ Division of Consumer Affairs. Flood pockets exist in Hoboken, Secaucus and along the Rahway River in Cranford.

9Why a Local, Licensed Team Beats a Contractor Who Is Learning Your Area

Renovation rules are local, and the cost of ignorance is high. A crew that has never worked in your building will learn the freight elevator schedule on your dime. A contractor unfamiliar with your village code may start a job that needs a permit it never filed. Both situations end the same way: stop-work orders, re-inspection fees and a calendar that slips by weeks.

N.Y. Renovation Services works in every region on this page. That means we know which Manhattan buildings insist on a particular insurance certificate wording, which Brooklyn blocks sit in landmark districts, which Queens basements flood, and which Long Island villages require a separate review before the town permit. Our in-house design and build team handles blueprints, permitting and board paperwork, demolition, tile, flooring, painting and the final walkthrough, so there is one accountable team rather than a chain of subcontractors you have to manage yourself.

You also get transparent pricing. Our contracts are detailed and itemized, with no hidden fees, so you can see how scope, access and materials add up. We are fully licensed and insured, and we can supply the insurance paperwork your board or municipality requests. If you want to confirm credentials, use the DCWP home improvement contractor checklist to see what a legitimate NYC contractor should hold.

Because we want the work to matter beyond your walls, we donate 5 percent of the total project cost to a nonprofit of your choice. The donation is built into the contract, not an afterthought.

Here is what that looks like in practice, region by region. In Manhattan, we submit the board package, line up the certificate of insurance and book the freight elevator before the first crew arrives. In Brooklyn and Queens, we protect stoops, stairs and shared hallways, confirm whether your block sits in a landmark district and pull the correct filings. On Staten Island, we can be on site quickly for a measure or a mid-project check. On Long Island, we confirm the town or village process first so a permit surprise does not freeze the job. In New Jersey, we work through the local construction office and make sure state registration paperwork is in order.

The cost of a mismatch is easy to underestimate. A single stop-work order can idle a crew for days, and a failed inspection can mean opening finished walls. Hiring a team that deals with these steps every week is cheaper than learning them on your project, and it is the reason clients with tight buildings and tight budgets ask us to run the whole job instead of one trade.

10How Scheduling, Travel and Coverage Work

A few practical notes make service area questions easier to answer.

  • Core and extended areas. Most of the neighborhoods above are within our regular radius. A handful, mostly farther east on Long Island, are served less often and may involve longer lead times.
  • Larger projects by arrangement. For locations beyond the regular radius, we take larger projects by arrangement. Smaller one-room jobs may not be practical at that distance, and we will say so early.
  • Estimates. Every estimate is free and written. We visit, measure and photograph the space, then itemize scope. Pricing reflects planning ranges updated as of October 2026, and the written quote governs.
  • Hours. We take calls and texts Monday to Saturday, 8:00 AM to 5:00 PM. Construction hours on site follow local noise rules and building restrictions, which commonly limit work to weekdays. You can check the NYC Department of Buildings service updates for current changes.
  • What we do everywhere. Gut renovation, kitchens, bathrooms, tile, flooring, interior and exterior painting, additions and basements. See the kitchen and bathroom pages, or additions and remodels for larger work.

To estimate a project before you call, try the renovation ROI calculator or the renovation timeline planner. The contractor hiring checklist lists what to ask any bidder, including us.

11Next Steps: Tell Us Where the Project Is

The fastest way to confirm coverage is also the fastest way to start. Open the quote form, enter your ZIP code and describe the project in a few sentences. Add photos if you have them. We review each request, confirm the area, and set up a site visit that fits your building's rules and your schedule.

If you prefer a person, use the contact page or call (347) 455-1741. You can also read more about us first. After the visit you receive a written, itemized estimate that shows scope, materials and allowances line by line. The estimate is free, and there is no pressure to sign. N.Y. Renovation Services keeps every quote written so you can compare it with other bids on equal terms, and our team is happy to explain any line item you question. If your project is larger and sits at the edge of our area, say so in the form and we will tell you plainly whether we can take it, rather than leaving you waiting.

Whether you own a co-op in Manhattan, a row house in Queens, a split-level in Nassau or a two-family in Hudson County, the first step is the same: tell us the address and the goal.

Frequently Asked Questions

What areas does N.Y. Renovation Services cover?
We work across all five NYC boroughs, Nassau County and western Suffolk County on Long Island, and northern and central New Jersey within about a 50-minute drive of the city. Locations farther out, including parts of eastern Suffolk, are taken by arrangement for larger projects. Send your ZIP code through the quote form to confirm.
Do you serve Long Island, including Suffolk County?
Yes. Nassau County is a core area, and western Suffolk towns such as Huntington, Babylon, Islip and Northport are served regularly. Farther east, including Smithtown, Brookhaven and Southampton, we take larger projects by arrangement. Permits come from the local town or village building department, so rules differ by municipality.
Do you work in New Jersey?
Yes, in northern and central New Jersey within roughly a 50-minute drive of NYC, including Hudson, Bergen, Essex and Union counties. NJ permits come from the local municipal construction office under the Uniform Construction Code, and contractors must be registered with the state. Ask us about your town.
Do permits and rules change depending on where the project is?
Yes. NYC projects use the Department of Buildings and may involve co-op or condo boards and the Landmarks Preservation Commission. Long Island permits come from town or village building departments. New Jersey permits come from municipal construction offices. We confirm the correct path for your address before the contract is signed.
How much does a renovation cost in NYC and nearby areas?
Typical 2026 planning ranges include about $250 to $500 or more per square foot for a full gut renovation, $30,000 to $60,000 or more for a bathroom and $25,000 to $85,000 or more for a kitchen. Access, building rules and finishes move prices. A written, itemized quote sets the actual figure.
How do I get a quote if I live outside the core area?
Use the online quote form or call (347) 455-1741 with your address and project description. For locations beyond our regular radius, we consider larger projects by arrangement and will tell you promptly whether the job is a fit. The estimate is free and written.
What are your business hours and where are you based?
We are based at 1 Teleport Dr, Staten Island, NY 10311, and take calls and texts at (347) 455-1741, Monday through Saturday from 8:00 AM to 5:00 PM. We are closed Sunday. The quote form is available around the clock and reviewed on the next business day.
