St. George is where Staten Island meets the harbor. The ferry terminal brings commuters through every morning, and the streets climbing the hill behind it hold a mix of apartment buildings, converted lofts and grand Victorian houses with porches and turrets. A good part of the neighborhood sits in a historic district, which gives the streets their character and gives owners an extra set of questions.
If you own in ZIP 10301 and are planning a kitchen or bathroom remodel, this page walks through what to expect, starting with the thing that most often goes wrong on any job: doing things in the wrong order.
A kitchen or bath remodel is a relay. Each trade hands off to the next, and every hand-off has a cure, a dry time or an inspection attached. Our guide to the right order of work in a renovation, from demo to paint covers a whole project. Here is how it plays out in a typical bathroom.
Painting before tile, installing a vanity before the floor is set, and closing walls before the plumbing inspection each create rework. A contractor who owns the whole sequence keeps the schedule honest.
St. George projects mostly fall into one of two groups.
Apartment buildings near the terminal include rentals, co-ops and condos. In a co-op or condo, the board controls work hours, insurance and drawings. Freight elevators and loading areas may need reservations. In a rental, the landlord's permission and building rules apply.
Wood-frame Victorians have tall ceilings, plaster walls, wide trim and floors that have shifted for over a century. Here the bigger questions are structural condition, hidden moisture and what the landmark district regulates.
| Factor | Apartment | Victorian house |
|---|---|---|
| Approvals | Board or landlord | Owner; landmark questions for exteriors |
| Access | Elevator or stairs, schedules | Stoops, porches, driveways |
| Typical surprises | Shared risers, concrete floors | Rot, notched joists, lead paint |
| Floor condition | Often slab or stiff framing | Often flexible wood framing |
A portion of St. George is a designated historic district under the Landmarks Preservation Commission. For interior work, landmark review is generally not a factor. Exterior changes are different.
The LPC offers a Certificate of No Effect, a Permit for Minor Work and a Certificate of Appropriateness, and its permit application page explains which applies. A quick question to the Commission before you commit to a bath exhaust location can save weeks. Landmarked buildings often add roughly 15 to 20 percent to time and budget on larger projects.
Cracked tile is one of the most common reasons St. George owners start a remodel. The crack is the symptom. The cause is what has to be fixed.
Our article on why tile floors crack and when to call a pro walks through the diagnosis. The repair is usually to stiffen or replace the substrate, then reset tile with the right mortar and joints. Replacing a handful of tiles without fixing the cause gives you a patch that fails again. Tile removal typically runs $4 to $12 per square foot, and subfloor repair and leveling often adds $2 to $8 per square foot.
A curbless shower, with the floor flowing into the shower area without a step, is popular for accessibility and for a clean look. It is also among the most demanding designs.
The shower floor must drop below the surrounding floor, usually by recessing the framing, or the whole bathroom floor must be built up to create slope. The shower must be fully waterproofed, often including the adjoining floor. A linear or center drain must be set with precise slope on all sides.
Homes with accessible joists from below, concrete slab floors or generous framing depth are good candidates. Older wood-frame Victorians can work if the structure allows notching or sistering. In apartments, the floor assembly and the ceiling of the unit below decide.
Our guide to curbless shower installation in an NYC apartment covers the building constraints in detail. Expect this to be a premium line on the proposal.
Kitchen projects in St. George split along the same line as the buildings. In an apartment near the ferry, the kitchen is typically compact, with one window or none, a fixed stack for the sink and limited ability to move gas or exhaust. The design work is about storage: tall cabinets, a slim dishwasher, a counter-depth refrigerator and lighting that makes a small room feel bigger.
In a Victorian, the kitchen was often an addition at the back, enlarged over time. Ceilings can be high enough for tall cabinets, and the room may have enough depth for an island. The cautions are structural. Removing a wall between kitchen and dining room may involve a bearing wall, which means an engineer, a beam and a permit. The floor may slope toward the rear where an old porch was enclosed. A bay window, a back stair or an exterior door can limit wall space.
Period houses reward restraint. Shaker-style cabinets, a simple tile backsplash and a floor that complements original wood in adjoining rooms respect the architecture without imitating it. Backsplash tile typically runs about $30 to $90 per square foot installed. If the house is in the landmark district, the hood vent location is the one decision to clear with the LPC first. A kitchen or bath remodel is a coordinated sequence of trades, inspections and approvals. The savings from a handyman's lower bid tend to vanish the first time the order is wrong, a permit is missing or a waterproofing detail is skipped.
Residential remodeling in New York City requires a Home Improvement Contractor license from the Department of Consumer and Worker Protection, and the DCWP checklist describes what is needed. A board, landlord or insurer will often ask for it.
N.Y. Renovation Services is licensed and insured and based on Staten Island, so St. George is home turf. Our in-house design and build team carries a project from blueprints to the final coat of paint, which means the same people who plan the sequence are accountable for it. We coordinate the architect or engineer, plumber, electrician, tile crew and painters. When a landmark question or a board package is part of the job, we help prepare it.
Every proposal is itemized, with no hidden fees, so you can see demolition, framing, waterproofing, tile and finishes separately. We also donate 5% of total project cost to a nonprofit of your choice.
New York City generally requires a Department of Buildings permit for most construction, with alterations filed through DOB NOW: Build by a registered architect or licensed professional engineer. The DOB guide to obtaining a permit explains the process, and our permit guide outlines common situations.
Boards typically want an alteration agreement, drawings if plumbing or layout changes, a certificate of insurance and contractor credentials. Industry reports say DOB reinstated, effective January 26, 2026, a board attestation in DOB NOW; confirm with DOB and your managing agent.
Pre-1978 houses may contain lead paint, and paid work that disturbs it must follow EPA lead-safe practices. Older plaster, pipe wrap and flooring may contain asbestos and should be tested before demolition. Never assume either is absent.
The NYC Noise Code generally limits construction to weekdays at roughly 7 AM to 6 PM unless a variance is approved, and many apartment buildings restrict work to about 9 AM to 5 PM.
These are typical 2026 planning ranges, not quotes.

On site, a bathroom typically takes 3 to 6 weeks and a kitchen 6 to 12 weeks, after permits and orders. Curbless showers, custom stone and landmark questions can add time. For the citywide picture, see the NYC renovation cost guide for 2026.
Because we are based on Staten Island, a site visit in St. George is a short drive, and follow-up visits during the job do not require a special trip. We keep you informed at each hand-off, tell you what the inspector will check and flag any change in scope in writing before it is performed. If a hidden condition turns up, such as rot or an unexpected pipe, we photograph it, explain the options and price the fix before continuing.
N.Y. Renovation Services serves St. George in ZIP 10301, along with the rest of Staten Island, the other boroughs, Long Island and nearby New Jersey. St. George's ferry-adjacent apartments, Victorian houses and landmark district mean we pay particular attention to building rules, exterior visibility, hillside access and older framing. Narrow, steep streets near the hill can limit truck size and dumpster placement.
