Walk through DUMBO and the buildings tell you what the neighborhood used to make: heavy brick and timber warehouses, tall arched windows, iron shutters, cobbled streets. Today those buildings hold design studios, tech offices, showrooms, galleries and the occasional restaurant. They also hold the surprises that come with a century-old industrial structure: floors that are not flat, columns where you did not want them, and a single freight elevator that everyone on the block wants to use on Monday morning.
This page is for tenants, owners and landlords planning a commercial fit-out in these loft buildings. We cover demolition, flooring, tile and painting, because those are the trades that give a space its final form, and we explain how they fit into the permit, landmark and building-management framework you will be working inside.
A converted warehouse is not a normal office floor. Four features set it apart.
Everything else about the project follows from those four points. If a contractor is not asking about elevator size, delivery windows and floor condition before quoting, they are guessing. The fastest way to avoid guesses is to request a quote with a few photos of the space and the building's rules attached.
It also helps to separate what the landlord delivers from what you build. In some leases the owner hands over a "vanilla shell" with a basic floor and painted walls; in others the space arrives as-is, with the last tenant's partitions and carpet still in place. Knowing which one you have changes the demolition line more than any finish choice, so read the delivery condition clause before you set a budget. Ask also who is responsible for restoring the space at lease end, since removing a feature you add today may be your cost later.
In most DUMBO buildings the freight elevator is shared, scheduled and sometimes limited to specific hours. A 4 by 8 sheet of drywall, a pallet of tile or a roll of sheet flooring all need to fit, and the building may require protective padding, a staff operator and certificates of insurance before you book.
Practical steps:
Our general planning approach for how phases stack up is in the renovation timeline planner, and the sequencing logic in the guide to how long an NYC gut renovation takes translates directly: demolition, rough-in, surfaces, finishes.
Selective demolition in a loft usually targets: dropped ceilings, partitions from earlier tenants, worn carpet and adhesive, outdated pantries and restrooms. As a typical 2026 planning range, selective interior demolition and haul-away costs roughly $8 to $30 per square foot. Where you land depends on elevator-limited debris removal, hand-carry distances, hazardous materials and how much finish needs protecting.
Specific points for DUMBO:
The right floor depends on use, base and budget. Typical installed ranges for 2026 planning:
| Floor | Range | Where it fits in a loft |
|---|---|---|
| Luxury vinyl plank | $6 to $15 per sq ft | Offices, studios; forgiving, fast to install |
| Engineered or solid hardwood | $12 to $28 per sq ft | Reception, showrooms; refinishing $4 to $10 per sq ft |
| Porcelain or ceramic tile | $20 to $45 per sq ft | Entries, pantries, restrooms |
| Subfloor prep or leveling | $2 to $8 per sq ft | Almost all converted lofts |
| Floor removal | $2 to $7 per sq ft | Where old layers must go |
Three loft-specific issues decide success:
Moisture. Concrete slabs and ground-floor timber can carry moisture even when they look dry. Test before installing planks or wood, and select underlayments rated for the condition.
Flatness. Wide planks and large-format tile show every dip. Leveling compound and, on timber, plywood overlay or sanding are standard steps.
Weight and noise. In a mixed building, tenants below may complain about footfall. Acoustic underlayments help; ask your landlord for requirements. See our overview of premium flooring installation in DUMBO for product options, and plan for floor removal, which typically runs $2 to $7 per square foot, if an earlier tenant's surfaces are still down. Old adhesive is the usual surprise, and it needs dust control and testing like any other demolition debris.
Painting in a loft is partly a prep and access job. Tall walls need staging or lifts. Brick requires a decision: leave raw, clean, or seal. Sealing can reduce dusting and make it easier to clean, but it can also change the look and is not easily reversed, so we discuss it with you before committing.
Plaster or drywall surfaces next to brick need clean cut lines. Old paint on partitions from earlier tenants may be patched and primed. If surfaces have cracks or uneven patches, a skim coat at roughly $2 to $5 per square foot gives a flat plane. The pros and cons are covered in skim coating vs. painting over plaster. Our interior painting services in DUMBO page lists typical steps.
Painting generally does not require a DOB permit, but your lease may specify colors, sheens or approved vendors. Check before ordering.
A loft fit-out creates more ways to lose time than most spaces. A delayed elevator slot, a floor that fails a moisture test, or a missed insurance certificate can each cost days. DIY or ad hoc hiring leaves you chasing each one yourself.
N.Y. Renovation Services is a fully licensed and insured in-house design and build team. For a DUMBO fit-out we plan the elevator bookings, stage demolition so debris leaves in controlled loads, and sequence flooring, tile and paint so that no trade damages another's work. We coordinate plumbing, electrical and HVAC trades and can handle permitting, including the paperwork your landlord and managing agent require.
The practical benefits:
A flawed floor in a showroom is visible from the door. A tile failure in a restroom closes the room. A good contractor costs less than a second contractor to fix the first one's work. And we donate 5% of total project cost to a nonprofit of your choice.
Most New York City construction requires a Department of Buildings permit. Alterations are filed through DOB NOW: Build by a New York State-registered architect or professional engineer. The DOB's permit page explains the basic process. Cosmetic work like painting generally does not need one. Confirm with your filing professional for your particular scope.
DUMBO is a designated historic district. The Landmarks Preservation Commission requires permits, a Certificate of No Effect, Permit for Minor Work or Certificate of Appropriateness, before exterior alterations. Windows, doors, signage, awnings and storefront changes are the most common triggers. Interior flooring, tile and paint typically are not. The LPC permit applications page lists the application types.
Expect to provide: certificates of insurance, a scope summary, drawings where relevant, proposed work hours and an elevator plan. Many buildings allow noisy work only in limited weekday windows. NYC's Noise Code generally limits construction to weekdays about 7 AM to 6 PM unless a variance is approved.
Every project differs; this is a working template.
Tile in a restroom or pantry typically requires 1 to 2 weeks including waterproofing cure. Hardwood installation commonly takes 3 to 7 days plus finish cure. Painting an office suite can take a few working days after prep, depending on ceiling height and access.

These are planning ranges as of October 2026, not quotes. An itemized written estimate governs.
| Cost driver | Effect |
|---|---|
| Elevator access | Limited hours and small cabs raise labor and scheduling cost |
| Floor condition | Leveling and moisture mitigation can add $2 to $8 per sq ft |
| Brick protection | Masking, dust extraction and cleaning add labor |
| Ceiling height | Lifts or scaffolding for paint and prep |
| Finish choice | Hardwood and stone cost more than vinyl plank and porcelain |
| Approvals | Design, engineering and filing fees often add about 15% to 25% |

If you are comparing contractors, ask each of them the same five questions: Who files the permit? How will you handle the elevator and loading? What is your plan for lead and asbestos? How is demolition priced? What happens if we find a problem behind a wall? The answers tell you who has done this before.
